A buyer purchasing a $300,000 home with FHA financing may need 3.5% down, or $10,500. Add an estimated $7,000 in closing costs and prepaid items, and the cash-to-close target can reach $17,500. If a qualifying family member gives the buyer $10,500 for the down payment and the seller contributes $7,000 toward allowable costs, that buyer may only need earnest money and any remaining gaps from personal funds. That is why the real question is not just, can FHA use gift funds? It is whether the donor, paper trail, and loan structure will survive underwriting.

Can FHA Use Gift Funds? Yes, With Clear Rules
FHA loans can allow gift funds for the down payment, closing costs, and prepaid expenses. A borrower does not necessarily need to contribute a minimum amount from their own bank account simply because they are using FHA financing.
But gifts are not loose money. FHA underwriting needs to establish that the funds are a genuine gift, not an undisclosed loan that creates another monthly debt. The lender will verify who gave the money, where it came from, when it moved, and that the donor does not expect repayment.
The rules matter because FHA was built to expand access to homeownership, but it still requires a lender to document the transaction cleanly. HUD’s FHA guidance is the controlling framework, while the final documentation process can vary somewhat by lender and investor. That variation is one reason a serious comparison matters.
Who Can Give You FHA Gift Funds?
The cleanest FHA gift usually comes from a family member. FHA also permits gifts from an employer or labor union, a close friend with a documented longstanding relationship to the borrower, a charitable organization, or an approved government or public agency program.
A seller, builder, real estate agent, lender, or any other party with a financial interest in the sale generally cannot simply hand the buyer gift money. That can create an improper inducement to purchase. Sellers may be able to contribute toward eligible closing costs through a properly disclosed seller concession, but that is different from a personal gift.
A close friend can work, but this is where files get tougher. A donor who shares no obvious relationship with the buyer may need to provide a credible explanation and supporting evidence of the relationship. If the donor is also connected to the property sale, expect scrutiny.
The gift letter is not optional
Your file will normally need a signed gift letter stating the donor’s name, address, phone number, relationship to you, gift amount, and the property address. It must also state that repayment is not expected.
The letter alone rarely finishes the job. Underwriters often need a copy of the donor’s bank statement showing the available funds, evidence of the transfer, and your account statement showing the deposit. If cash is deposited without a documented source, the money can become unusable for qualification.
Do not wait until the week before closing to move funds. Tell your loan professional before the transfer so the money can be documented in the right sequence. Clean records beat explanations every time.
Gift Funds and Seller Concessions Solve Different Problems
Gift funds can cover your required down payment and, when needed, eligible closing costs and prepaids. Seller concessions are negotiated credits from the seller that generally apply to allowable transaction costs. They do not become extra cash in your pocket.
For the $300,000 example, the $10,500 gift handles the 3.5% down payment. A negotiated seller credit may then cover part or all of the estimated $7,000 in closing costs and prepaid items, subject to FHA limits and the actual costs on the closing disclosure. If the seller credit exceeds eligible costs, the excess is usually lost rather than paid to the buyer.
That distinction changes how you write an offer. A buyer with a strong gift may be able to use more seller help to reduce upfront costs. A buyer with no gift may need the seller credit to handle costs while still finding the down payment elsewhere. The right structure depends on the contract, appraisal, loan pricing, and the property’s condition.
FHA Gift Funds: What the Underwriter Will Check
Underwriters are looking for consistency, not perfection. They want the deposit history, gift letter, donor records, and closing figures to tell the same story.
| Item | What FHA underwriting needs to establish | Common mistake |
|---|---|---|
| Donor | The person or organization is an eligible gift source | Using someone connected to the sale |
| Gift letter | Amount, relationship, property, and no repayment requirement | Leaving out the donor relationship |
| Source of funds | The donor had sufficient documented funds to make the gift | Large unexplained donor deposits |
| Transfer | A traceable path from donor to borrower or settlement | Using cash or informal payment apps without records |
| Repayment | No side agreement creates a hidden obligation | Calling a family loan a gift |
The smartest move is to preserve every statement and transfer confirmation from the start. If a donor wires funds directly to settlement, keep the wire receipt. If funds go into your account first, do not mix the deposit into a maze of transfers that becomes difficult to trace.
Compare the Full FHA Offer, Not Just the Advertised Rate
A gift helps you qualify for cash to close. It does not make one FHA quote automatically better than another. FHA mortgage insurance, lender fees, discount points, lender credits, lock periods, and the time required to close can materially change the deal.
For example, one lender may show a lower interest rate but require points that consume a large portion of the gift. Another may offer a slightly higher rate with a lender credit that leaves more of the gift available for down payment or reserves. Neither is automatically right. The right choice depends on your monthly-payment goal, how long you expect to keep the loan, and your total cash-to-close plan.
That is the hunt. MortgageRateHawk tracks and compares loan structures across hundreds of wholesale lenders instead of asking you to accept one retail shelf’s first answer. A NoTouch Credit Pull can help begin a soft credit pull mortgage review without a hard inquiry, so you can compare directionally before committing to a full application. A soft pull is not a loan approval, and a hard credit inquiry may still be required later to finalize underwriting.
Virginia buyers see why cash planning matters. The U.S. Census Bureau’s 2023 American Community Survey estimated Virginia’s median owner-occupied home value at $339,800. At that price, a 3.5% FHA down payment is about $11,893 before closing costs. A properly documented family gift can change the timing of a purchase, but it cannot replace a clear comparison of rate, fees, mortgage insurance, and contract terms.
Watch, Search, Compare, Move
1. Watch: Track the market and identify whether FHA’s lower down payment and credit flexibility fit your situation.
2. Search: Review income, assets, gift source, debts, and property goals before money moves.
3. Compare: Put rate, APR, points, lender credits, mortgage insurance, monthly payment, cash to close, and lock period side by side.
4. Move: Choose the structure that supports the purchase, document the gift cleanly, and proceed with confidence.
Duane Buziak has built this approach since 2014, with $95.6 million in verified solo production, more than 1,400 five-star reviews, and a track record as a Top 1% Nationwide originator. The point is not to force every buyer into FHA. Conventional financing, down payment assistance programs, and other options can sometimes produce a stronger overall fit. The numbers decide.
Frequently Asked Questions
Can FHA use gift funds for the entire down payment?
Yes. FHA can allow an eligible donor’s gift to cover the full required down payment, provided the gift is documented and not repayable.
Can my boyfriend or girlfriend give me FHA gift funds?
Possibly. A close friend may be an acceptable donor when a genuine longstanding relationship can be documented. The lender will review the details carefully.
Can FHA gift funds pay closing costs too?
Generally, yes. Gift funds can be used for eligible closing costs and prepaid expenses in addition to the down payment.
Does the donor have to wire money directly to closing?
No. Funds may be transferred to the borrower or directly to settlement, but each path must be traceable. Ask before moving money.
Can I deposit cash from a family gift?
Avoid it. Cash deposits are difficult to source and can delay or derail the use of those funds for your FHA loan.
Is a gift letter enough for an FHA loan?
Usually not. Expect the lender to request the gift letter plus evidence of the donor’s funds and the actual transfer.
Will a NoTouch Credit Pull hurt my score?
No. A soft pull mortgage broker review does not create a hard inquiry. A full application and underwriting process may require a hard pull later.
